WHAT TO BRING TO ESCROW - SELLER
PROPERTY PROFILE
- Seller's full names as they are currently in title. (Obtained from last vesting deed.)
- Complete address of property being sold, including unit or space numbers.
- Seller's mailing address if different from property - telephones numbers.
- Assessor's parcel number or legal description if property is metes and bounds.
SELLER'S INFORMATION
- Complete name in which title is now being held.
- Address - Seller's living in property or different address.
- Corporation - Copy of Articles of Incorporation and Corporate Resolution.
- Trust - Need signed copy of Trust Agreements and any amendments or modifications.
LOANS/LIENS TO BE PAID OFF OR RE-CONVEYED
- Name of lender, loan number, and address. (Loan coupon if available)
- If payoff is a private lien holder, name and address will be required along with all original documents, i.e. Note, Deed of Trust, and signed request for reconveyance.
- If this information is not available, a loan information sheet will be sent to the seller after escrow is opened to ascertain this pertinent information.
